• 100,000 THB — reservation deposit.

• 50% — first payment within 30 days after signing the contract.

• 50% — second payment upon completion of construction and handing over keys.

Payment with additional discounts:

• A discount of up to 5% or free furniture and equipment is possible upon payment of 100% of the cost within 30 days after signing the contract.

Additional payments:

• Property registration:

- for Leasehold, registration is about 1.1% of the property value.

- for Freehold - about 6.3%. These costs are usually split equally between the buyer and the developer.

• Sinking Fund: A one-off fee, typically 500-700 THB per square meter, is intended for future major repairs and maintenance of the complex.

• Installation and registration of water and electricity meters: The cost of installing meters can vary, but is usually around 20,000 THB for registration and installation.

• Annual Maintenance (CAM Fee): Maintenance of common areas costs approximately 65 THB per square meter per month. This amount covers the costs of maintaining swimming pools, security, common areas and other amenities of the complex.

• Registration of the apartment in full ownership (Freehold): for foreign buyers an additional fee may be charged, which varies depending on the area and price of the apartment.
