• Second installment: 30% upon completion of the building frame.

• Third installment: 30% upon completion of the interior work.

• Final payment: 10% upon handing over the keys and registering the ownership rights.

Additional payments:

• Property registration:

- For Leasehold, registration is about 1.1% of the property value.

- For Freehold — about 6.3%. These costs are usually split equally between the buyer and the developer.

• Sinking Fund: A one-off fee of THB 600 per square meter intended for future major repairs and maintenance of the complex. This fee is paid upon transfer of ownership.

• Installation and registration of water and electricity meters: The cost of installing meters can vary, but is usually around THB 20,000 for registration and installation.

• Annual Maintenance (CAM Fee): An annual fee for the maintenance of common property is THB 90 per square meter per month. This funds are used to maintain the cleanliness, security and general condition of the complex.

• Freehold: An additional fee of THB 350,000 applies for freehold registration. This amount is applicable for foreign buyers who wish to purchase an apartment in full ownership.
