Additional payments:

• Property registration: in Thailand, Leasehold is usually charged 1.1% of the apartment value, and Freehold - 6.3%. These costs are divided equally between the buyer and the developer.

• Depreciation fee (Sinking Fund): charged once and amounts to THB 31,450 for an apartment of 62.90 sq.m. This fee is intended for major repairs and maintenance of the common property of the complex.

• Installation and registration of water and electricity meters: The cost of installation and registration varies depending on the developer's terms, but can be around 20,000 THB.

• Annual Maintenance (CAM Fee): The maintenance of the common property is around 4,089 THB per month for a 62.90 sq.m. apartment. This covers the cost of maintaining the territory and common areas of the complex.

• Registration of the apartment in full ownership (Freehold): for foreign buyers, an additional fee can be up to 300,000 THB depending on the terms of the transaction.
